Successful bidders must pay the WILSON COUNTY DISTRICT CLERK by 4:00 p.m. the day of the Sale with CASHIER'S CHECK or MONEY ORDER PER SUCCESSFUL BID. Please make all cashier's checks or money orders payable to the Wilson County District Clerk. (NO PERSONAL CHECKS, CREDIT or CASH WILL BE ACCEPTED. EXACT AMOUNTS MUST BE SUBMITTED AND EACH SUCCESSFUL BID MUST BE PAID INDIVIDUALLY.)
You must also contact the Wilson County Tax Office to make arrangements for payment of any additional taxes becoming delinquent since the date of the judgment are not covered by the minimum bid.
Recording Your Sheriff’s Deed:
Your Sheriff’s Deed will be recorded with the Wilson County Clerk by Linebarger Goggan Blair & Sampson, LLP. It will be forwarded to you either by the Wilson County Clerk’s office or Linebarger Goggan Blair & Sampson, LLP (THE DEED WILL BE READY A FEW WEEKS AFTER THE SALE). Deed must be in bidder’s name.
Right of Redemption:
If the original owner(s) want to redeem the property from you, the redemption period expires 180 days following the date the deed is recorded. They must pay you 125% of what you paid. If the property was a Homestead or Agricultural land, the redemption period expires on or before the second anniversary of the date the deed was recorded. They must pay you 125% if redeemed within the first year and 150% of the purchase price within the second year. You MUST sell the property back to the previous owner(s).
